Every Draw,
Documented
Lantell tracks every document and approval that has to be in place before a tenant's construction allowance is released - draw by draw, with a timestamped trail behind every decision.

Nothing releases until every condition is verified.

Dollars Lantell touches - releases run through your AP process
One system for the
entire buildout.
Tenant improvements live or die on documentation. Lantell replaces shared drives, email chains, and spreadsheets with a single source of truth - so allowances release on time and nothing falls through the cracks.
Required Document Collection
Certificates of insurance, lien waivers, permits, and architect approvals, gathered against a per-draw checklist. Every submission is versioned, validated, and locked to the tenant file.
Tenant Portal
Tenants and contractors upload through a private link - no account, no training. Everything lands in the right draw's checklist.
Timeline Management
Track every milestone from lease execution to substantial completion. Automated reminders keep tenants, contractors, and brokers moving in lockstep.
Approval Chains
Route a cleared draw to whoever has to sign off - owners, lenders, asset managers. Each reviewer approves from a link, without a Lantell login.
Allowance Release
When every condition is verified, Lantell issues a release memo - the signed-off instruction your AP team pays from. Lantell never moves the money itself.
Timestamped Audit Trail
An immutable ledger records every action - who submitted, who approved, when, and why. Defensible records for owners, auditors, and legal, exportable as a single close-out package.
From document to release,
without the chase.
Every draw walks the same path. Each stage is gated - nothing advances until the one before it is verified and stamped.
Document Collection
Required docs arrive against a checklist, reviewed against your criteria.
Approval & Verification
Named reviewers approve or send back. Every decision is attributed.
Allowance Release
Conditions clear, Lantell issues the release memo and its evidence pack.
Every action,
permanently recorded.
The audit trail is append-only - the database itself refuses updates and deletes. Scrub the timeline below to move through a project's history; nothing is ever overwritten.
Built to keep
documents contained.
You are handing over other people's leases, insurance certificates and lien waivers. The boundaries that keep them separate are enforced in the database, not in the interface.
Your documents are partitioned in the database itself, not by a filter in the interface. Another company's query cannot reach them.
Three access levels, set by you. Nobody can raise their own - not a teammate, not us.
Every action is recorded to a log that cannot be edited or deleted, and removed items keep their trail.

Priced by the project,
not the seat.
One active project, one calendar month. Invite the whole team - users don't change the bill.
A project costs nothing while you configure it. Metering starts when you activate it.
After 30 days without activity a project pauses itself, and resumes for free when work restarts.
Contracts are set per customer - exact numbers come on the call
The questions
we always get.
Does Lantell move money?
No, by design. Lantell issues the release memo and the evidence behind it; your existing AP process pays from it. There is no payments integration to audit.
Do tenants need an account?
No. Tenants and contractors upload through a private link - no password, nothing to install, nothing for you to administer.
Can owners or lenders approve without a login?
Yes. Every reviewer in an approval chain gets their own link and signs off from it. Only the people configuring projects need accounts.
What happens when a project finishes?
It moves into the property's permanent Vault, and the whole paper trail exports as a single close-out package PDF.
Who can see what?
Three levels: full access, read-and-approve oversight for asset managers, and read-only. Tenant correspondence stays with the people who own the relationship.
How do we start?
Add the property, pick a checklist template, send the tenant their link. Bring one real project to the demo and we'll set it up together.
Tenant improvement allowances get held up by paperwork, not by construction. A missing certificate of insurance stalls a draw for weeks while five people email around a shared drive, and the record of who approved what ends up scattered across inboxes.
Lantell holds one standard: nothing releases until the evidence is in place and attributed to a named person. Everything else in the product follows from that.
I built Lantell, and I run the demos myself. Bring one real project and we'll map it live - half an hour and you'll know whether it fits how you work.
